The future of architecture · The future of construction estimating
Design it. Price it.
Kanopi produces permit-ready architectural plans and permit-quality bids from the same model. AI agent teams, trained under real professional architects and master estimators, run by live human orchestrators. The building you design feeds the bid you price. One model, both answers.

The deal, in full
Your first bid, free.
Judge the work.
No pitch. No demo. A real bid on your real project, in your format. If it beats what you have, we keep going.
You send
One project with its plan set, a previous bid that shows your format, and how you price: rates, markup structure, templates.
You get back
Your first bid, free, in your format, with your rates and your markup stack. Fully customizable: your template, your scope boundaries, your numbers. Line by line, quantity times rate, ready to send.
You owe
Nothing. You keep the bid either way. If the work is not better than what you have, walk.
Two services, one model
Architects don't price. Estimators don't design. Kanopi does both.
Kanopi's Revit model flows straight into the estimate, BIM-direct. No re-drawing, no second takeoff, no gap between the plans and the price. Nobody else has both halves.
Kanopi Design
Cut architectural costs by 40%.
An AI team led by a human orchestrator collaborates with you to produce your full, permit-ready Revit plan set. A licensed architect reviews and stamps it. You skip the six-figure invoice and the months of back-and-forth.

A real bid. In minutes.
An AI team led by a human estimator turns your plan set into a permit-quality bid in minutes, not days. Calibrated to your subs, your overhead, and your history, not a generic cost book. The same estimator bids three times the jobs, with tighter margins.
Your first bid is free. After that, every bid is priced to the project and stated before we start: small and simple projects cost little, full custom homes more, hotels and multifamily more still.
Try your first bid freeThe receipts
Tested across 400+ bids and 4,000+ line items, rates, and regions.
The engine was graded against real bidding history before it was offered to anyone: 400+ bids and 4,000+ line items, rates, and regions behind the logic. Then we went further: 11 complete bids re-priced blind, misses published. The takeoffs matched the shipped bids: building SF within 1 percent on a 121-unit hotel, 122 individual quantities exact, vendor quotes reproduced to the dollar. Where uncalibrated totals drifted, every miss traced to a pricing convention, never a measurement.
4,000+
Line items, rates, and regional data points the engine was tested against, drawn from 400+ real bids, before the blind study ever started.
Takeoffs held
Across the 11-bid blind study, measurement was essentially perfect: hotel SF within 1 percent, 122 quantities exact, vendor quotes to the dollar. Every drift in the totals traced to pricing conventions, which per-shop calibration closes.
Self-correcting
On our own building in Midtown Phoenix, the Design agents built the Revit model and caught and fixed real errors with no human in the loop, projected to save ~$250K versus an outside architect.
n=11 applies to the blind backcast study specifically, run on our own bid history, misses included. We claim no universal accuracy percentage.
The moat
Not trained on the internet. Trained under masters.
Every skill in the engine traces to a named human master: licensed architects three decades into practice, and estimators who have bid, built, and reconciled $300M+ of completed construction. Agents learn the way apprentices do, working under the master, every move corrected, every skill verified against deterministic geometry and code gates before it enters the library. A live human orchestrator runs every engagement. You cannot scrape what was never written down.
How the Skill Engine worksThe difference
Software gives you a tool. Kanopi gives you the answer.
Them
Togal.AI ($299/mo), Kreo, STACK, Handoff and the rest sell software licenses. You still do the takeoff. Their AI pre-highlights, your estimator clicks, checks, and owns every mistake. Read their terms: every one of them disclaims accuracy and tells you to have “a qualified professional” verify the output. You’re the qualified professional. You’re paying to do the work.
Kanopi
Kanopi is the qualified professional. Send us the plans — stamped sets, schematic sets, even a marketplace print with no dimensions — and you get back measured quantities, not highlights: linear footage, heights, surface areas, openings, all-trade takeoff, delivered inside your own estimating spreadsheet so your team reviews numbers in the framework they already use.
Every takeoff is measured twice. An independent blind second measurement, reconciled before anything ships, with a stated tolerance on the face of the document and terms that stand behind it. No software vendor and no takeoff bureau in this market warrants their numbers. We do — because a licensed Arizona contractor (ROC #339747) does the measuring, not a mouse-clicker with a subscription.

For architects & master builders
The masters who train Kanopi don't get replaced by it: they get an agent team that drafts the way they draft and prices the way they price, with their stamp untouched. Train the first skills, shape what the profession's next instrument becomes.
